![]() PHASE III OUTLOOK
Carrillo Ranch is approximately 2/3 restored. There are many major structural rehabbing and
seismic retrofitting projects that still lie ahead along with important improvements to surrounding
property and landscape elements that will greatly enhance the utilization and enjoyment of the Park.
Carlsbad is presently estimating the cost of Phase III at $2,100,000 but, according to the
recently approved Capital Improvement Project (CIP) budget, these funds are not scheduled to be
made available until build out in 2015-20, more than a decade hence. The CIP budget is up-dated
annually and the timetable could change dramatically for the better. Meanwhile, with the passage of
time, the estimated cost of Phase III can escalate significantly due to inevitable inflationary factors.
One of the on-going missions of the Friends is to encourage the city to accelerate its
implementation and funding for Phase III.
PHASE III CHALLENGES
(NOTE: The following commentary has not been provided or endorsed by the city of
Carlsbad. Information sources include the Leo Carrillo Ranch Master Plan dated February 1998 which
serves as a general guide augmented by regular on-site observations by the Friends.)
Creation of the Old Barn Theatre. (See Exhibit following.) This element is very high on
nearly everyones wish list. Adaptive re-use of the historic hay barn with a two-level main floor and
mezzanine will provide a much needed, flexible 50-60 seat public venue with state-of-the-art
audio/visual amenities, Curators office, small kitchen, storage and unisex restroom. It will be an ideal
Interpretive Center where visitors can enjoy an orientation program before beginning their tour, for
viewing historic movies and videos, and as a community meeting place open to all for rental.
Retrofitting and restoration of the cantina, feed storage and equipment sheds,
foundry, chicken house and wash house.
Completion of the restoration of the stable and bunkhouse.
Creation of the stable-windmill arena amphitheatre. This will accommodate outdoor
programs of many kinds, including concerts, readings, dialogues, etc.
Initial restoration of the Original Old North Bridge, interior corral fencing, fish
pond, arbor, water storage tank, windmills and hitching posts. A special grant from the National
Trust For Historic Preservation will assist in restoring the massive barbeque adjacent to the hacienda.
Opening of the West Meadow for an archaeological exploration/educational and living
history center with new adventure trails.
Public art and arboretum exhibit areas.
Better, more extensive interior signage.
![]() ![]() Crucial up-grading in water runoff controls and diversion.
Tasteful, secure step-in enclosures for historic buildings so they can be left open
unmonitored for random visitors or small unescorted groups.
Designated picnic areas with tables, benches and shade structures.
Rehabbing of the toilet and closet in Deedies House.
A SPECIAL APPEAL TO HOLDERS OF AUTHENTIC LEO CARRILLO AND/OR
CARRILLO RANCH ARTIFACTS:
The Friends urges you to donate your precious items to the Park or the Friends so that they
may be enjoyed by the public, especially school children. Donors will receive the appropriate
recognition and acknowledgement. They will become part of the history of this extraordinary Early
California-style rancho.
Donors not wishing to make gifts at this time should convey their ultimate wishes to family and
heirs so that these artifacts may at last return home.
Contacts for the Park staff and the Friends will be found elsewhere on this website.
Thank you for caring.
